The reason this caught my eye: It’s a great location and if the condition of the building is good enough then perhaps we could utilise the existing fabric of the warehouse to create a classic ‘warehouse conversion’.


What’s the opportunity: It’s a late Victoria freehold warehouse/workshop with an existing gross internal area of 338.95 sq.m (3,649 sq.ft).  Subject to planning, this could make 2 or 3 good sized homes and it’s possible that you could also build upwards.


How much does it cost: The plot is on the market for £1,050,000 but the agent has said he thinks it might go for about £1.2m. We have done three initial schemes and we think that the cost will be all in from about £695 psf to £785 psf


What would I need to budget:  If you wanted 1,000 sqft – that could cost in the region of between £695k to £785k. If we could get planning for more space (eg by building upwards or downwards into a basement), that cost would come down. 


What are the things to watch out for: I counted over 20 party walls! So planning might be contentious and logistics will be difficult.
