Group custom build opportunity in N16

The reason this caught my eye: Great location and a good sized project – too small for most developers but too big for someone on their own.


What’s the opportunity: Land with planning for a 3-bed 1324 sqft & a 2-bed 941 sqft house.


How much does it cost: £1,200,000 for the land.


What would I need to budget: It’s 2,265 sqft for the two houses – so that’s £530 psf for the land alone. That’s expensive – but reflective of the location. Overall this would cost in the region of £850-900 psf – so about £1.1-1.2m for the bigger house and £800-850k for the smaller house.


What are the things to watch out for: The cost! It’s got a basement so costs will be higher to build. I think that the land is probably overpriced – so I would look to negotiate a cheaper purchase price.
